Referrals - Thank you!

To all my friends, family members, past clients, colleagues I want to take a moment to thank you. In the 6 years I have been doing this, I have built my career almost exclusively on referrals. I can honestly say that there is no better compliment than to have someone referred to me. I do not want anyone to think for one second that I take this for granted. It is hard to stay in touch often times on a consistent basis and I apologize to those that I have not done a great job of staying in contact with. I am always trying to think of ways to be better at that part of the business. All of our lives are hectic, from the raising of our families, to maintaining of our careers, spending time with our friends and families etc. There has not been even ONE person or family that I have done business with that I do not think about. For those of you that I have not stayed in touch with properly, I will do my best to reach out and contact you over the next few months. Water Proof Your Basement

March and April 2010 will go down as one of the rainiest stretches in our history. (HOPEFULLY) I have put a link below that you should all seriously consider taking a look at when it comes to waterproofing your basement. As a bonus, the material that they use also eliminates, not just mitigates Radon as well. Pre Listing Home Inspections

Having a Home Inspection is obviously a very important part of the process of buying a home. It gives a Buyer peace of mind and some very useful information about the property that they will be purchasing prior to owning it. It can also ensure that they not purchase a home if in fact there is something structurally wrong or something environmentally wrong with the home. Home Inspections can also be done by Sellers prior to putting a home on the market to give them a heads up on what may come up during a Home Inspection. This gives the Seller the opportunity to fix whatever issues there may be before the Buyer has their own Home Inspection. As a Sellers Agent and Buyers Agent I believe it that it is important to have a Home Inspection, as the Inspectors are licensed and have to thoroughly inspect your home. For Sellers, they can get work done for a significant amount less than if a Buyer finds any issues and arbitrarily assigns a dollar amount to a particular issue. For example, if the roof of a home is deemed to be in failure and needs replacement, it may only cost $5,000 for a new roof, but often times after the Home Inspection, Buyers and their agents will say, "Let's take $10,000 off of the Sale Price and we will move forward." This obviously is a good scenario for the Buyer, but not a good one for the Seller. The moral of the story here is that if you do a bit of homework up front, especially in the market we are currently in, you will benefit in the long run. The Buyers will also benefit as a lot of the work that they may have had to do will be done prior to them moving in. It is a "Win, Win" situation.

Dangers of Overpricing your home in todays market

I just wanted to share with everyone why it is more important now than ever before to price your homes according to what the market will bear versus trying to add even an additional $10,000 to the Sale Price that your Realtor suggests. The first issue is that the consumer in 2008 has an awful lot of information at their finger tips. They can do an awful lot of research on their own and with their Buyers Agent prior to even physically walking into a home. The reason that this is important is that with inventory at all time highs if your home is overpriced and other comparable properties are not, your home may never even have someone walk in and give it a chance. They can look at 15 to 20 properties prior to yours and with them going into so many houses there is a good chance they will fall in love with one of those houses without even ever stepping foot in your home. Secondly, as time goes by Sellers have to deal with a perception that their must be something wrong with the home if it has not Sold. Unfortunately, in many cases that is the furthest thing from the truth, but remember, perception is reality for the consumers. It is up to their Real Estate Agent at that time to make Buyers understand this. I tell the Buyers that I am working with to try and not analyze the Days on Market of a home to much for this exact reason. If it is a home that is in a price range, location etc. that you desire then we should at least give it a chance. There are so many other reasons not to overprice your home. Do not let Ice Dams damage your home

Hello everyone! For those of you that live in areas that get snow, do yourself a favor and buy a Roof Rake and after each snow storm remove the snow from the first 4 or 5 feet of your roof. As home owners, it is very important to do things that prevent us from having to do Home Repairs that with a little bit of extra time and effort can be prevented entirely. Ice Dams form at the edge of your roofline, usually right at your gutters, if you have gutters on your home. A lot of the newer homes being built will not even put gutters on homes, but the debate of gutters or no gutters is for a future BLOG. By cleaning off the first few feet, all the way around your home, this enables melting snow to just simply run off and onto the ground. Otherwise what happens is the snow melts, often times under more than one foot of snow and as the temperature drops at night forms an Ice Dam at your gutters or edge of your home. Problems then arise when the Ice Dams become so large (over a period of a few days) that the water that is running down your roof has no where to go. The water then backs up onto your roof and simply goes back under your roof shingles and eventually gets the wood wet enough where it comes into your home. It could take days before you even realize it is in your home and by then it can cost an awful lot to conduct necessary repairs. This happened to my personal residence recently and fortunately the damage was minimal. I have since purchased a roof rake and after I am finished with my driveway I go around my home and rake my roof. It is a bit of a shoulder workout, but worth it in the end. There is a quite a storm that has hit us out here in Northern, MA today, so I figured that I would pick this topic for today. Hope everyone is well and thank you again for stopping by.

My first Real Estate Blog 2008

Hello everyone! This is my first BLOG of many in 2008. I am going to call on many of you to give me ideas on what it is people truly want to know about the Real Estate Industry in general and will also post many BLOGs that make people understand many things about this industry that I believe will be helpful, so that when you are ready to get involved in the Real Estate process you will be prepared to hire an Agent, pick the right company to work with, make sure that you are working with someone in the Mortgage Industry that has a good reputation and so much more. I have had the opportunity to work at Remax Prestige in Chelmsford, MA for the past 15 months and with that move I have grown my business substantially. I truly care about my clients and people in general. I have rolled out many technologies and continue to educate myself on the things that will most help my clients and I keep what is already a very difficult process as easy and painless as possible. The market is in quite the transition these days as many of you know. I will not say that it is a bad market as many in the media are reporting. Just that everything takes more time and PATIENCE than has been needed in a long, long time. It also will require everyone, both Sellers and Buyers alike, to try and see things as they are currently and not focus on how things were even as recently as two years ago. I am prepared to share with all of you successes, failures, provide pertinent information on the ever changing Real Estate and Mortgage Industries, so that when the time comes for you, your friends, family or colleagues to start the "Process" of Selling or Buying Real Estate that you will be some what prepared for the entire process. The decision to Sell or Buy can be a very rewarding one. It is important for you to work with a Realtor and those that he or she work with professionally that you trust and like working with.
